Why we exist

In practice, anyone looking for an agent compares three websites with three different definitions of 'commission'. What a package includes, the set-up costs and how long an instruction lasts are rarely shown side by side. We present this information in a single format, by location, with the source and reference date.

What we do

• Record the fees and terms of participating agencies in a comparable format.
• Publish market figures by location: price levels, time on the market, proportion sold above asking price and commission.
• Maintain a knowledge base and glossary for buyers, sellers and owners of commercial properties.
• Forward requests for rental value advice, valuations and support to a maximum of three agencies.

What we do not do

Privacy when submitting requests

When you request advice, we store your email address, property address, location and the commercial property details you provide in Lovable Cloud and centrally in Pulseboard and our lead overview. We use this information to follow up on your request and put you in touch with suitable commercial real estate agents. Only authorised people handling your request have access. Ordinary search queries and chat messages are not requests and are not sent to the central lead overview. Passwords, tokens, payment card details, files and full chat histories are never supplied as lead data. You can use our contact option to request access to, correction or deletion of your request data.

We do not act as agents ourselves, sell top positions or display figures without a source. Our methodology sets out in full how we calculate and rank results.

Why commercial property only

Commercial property has its own metrics: rental value per m² of lettable floor area per year, gross initial yield and net initial yield, contract term, environmental category, clear height and energy rating. These require different expertise and networks from the residential market. That is why we focus entirely on industrial units, warehouses, offices, retail and hospitality premises, logistics and investment property.
