How we compare and where our figures come from

A comparison platform is only useful if you know how it calculates its figures. That is why we explain here, for each component, what we measure, which source we use and the reference date.

At a glance

  • Positions cannot be bought; results are sorted by fee or rating.
  • Market figures are indicative, with a reference date of Q3 2026 and quarterly updates.
  • We earn revenue for each enquiry a participating agency receives.

What we record for each agency

  • Commission percentage or fixed fee, including what the package covers.
  • Set-up fees and withdrawal fees.
  • Trade association: NVM, VBO or VastgoedPRO.
  • Specialisms: sales, acquisitions, commercial premises, lettings.
  • Rating and number of reviews.
  • Area covered at location and neighbourhood level.

How we sort results

By default, we sort by fee from lowest to highest and label the lowest, highest and average fees in the set. On location pages, we only show agencies that are demonstrably active there. Currently, there are 32 genuine, existing agencies in the comparison and we cover 23 locations. Agencies rarely publish commission, time to completion or transaction volumes; we leave these blank ('fee on request') rather than estimate them.

Sources and reference dates

  • Fees: supplied by the agency, verified when it joins and reconfirmed annually.
  • Market figures by location: our own aggregation of publicly available transaction and listing data, with a reference date of Q3 2026.
  • Cost ranges: the range of fees charged by participating agencies, not a national average.
  • Agency details: name, website, area covered, trade body membership and specialism, taken from the agency's own website or public agent profile.

What we do not do

  • No paid positions or sponsored top spot.
  • No resale of your details to third parties outside the chosen agencies.
  • No dual role: an agent acts for one party per transaction.
  • No figures without a reference date or source.

Our revenue model

Participating agencies pay a fee for each enquiry they receive from us. As an owner or property seeker, you can use the platform free of charge. Because the fee per enquiry is the same, there is no benefit to us in favouring a more expensive agency.

Corrections

Have you spotted an incorrect fee, figure or area covered? Let us know and we will amend it in the next update, noting the date of the change.

Frequently asked questions

Do agents pay to appear higher in the list?

No. The order is based on publicly verifiable criteria and cannot be bought. Participating agencies pay for each enquiry they receive, not for a position.

Where do the market figures come from?

Our own aggregation of publicly available transaction and listing data by location, with a reference date of Q3 2026. We update the figures quarterly and describe them as indicative.

Does it cost me anything?

No. Requesting value advice or a comparison is free and without obligation for the owner or occupier.

How many agents will contact me?

A maximum of three. More proposals do not lead to a better choice, just more phone calls.
